A performing commercial real estate loan is not necessarily a refinanceable loan.

Commercial properties can remain occupied, cash-flowing and current on existing debt while changes in interest rates, valuations, debt-service requirements, debt yield, leverage standards and lender appetite reduce the amount of replacement financing available at maturity.

That creates a potential capital gap between the debt that must be retired and the financing the property can realistically support today.
